So it is only natural that the finish of the property meets customer expectations. Sadly, this is frequently not the case for new homeowners. A recent report found that new homes have an average of 157 snagging issues and given homeowners have a limited period to resolve any issues with their developer (usually two years), it is critical that you get the right advice to fix any problems or defects.

Back snag service

In addition to our snagging inspection and reporting services, we also offer our customers what is known as a back snag service (sometimes referred to as a re-inspection survey). A back snag service offers you a second visit and inspection at your property once a developer has taken steps to resolve all issues that are highlighted in a report. Our back snag service will inspect all works and provide you with peace of mind that the developer has resolved all issues.

we visit your property at a time and date to suit you. When we arrive, we will explain all steps in the process in detail so you know exactly what will happen and when. We then undertake the survey of your property, recording all details using a combination of photos and a written report.

following our survey we will produce the written and visual report including detailed commentary to explain all issues we have identified. The report will be produced and sent back to you within seven days. When we send the report to you, we can also arrange for a call to be booked to explain the details of the report to you should you have any questions.

if you decide to also utilise our back snag service we will then wait until you confirm all works have been completed and you have had confirmation from your developer. At that point we will then revisit your home to undertake a further inspection, checking all works against our original report. If there are areas which have not been completed to the required standard, we will produce a further report highlighting these areas which you will be sent to then share with the developer.

The best time to do a professional snag report?

This is a question that pops up frequently; Our answer is always to complete an inspection and report prior to legal completion as naturally, this is the period where you have the most leverage in ensuring a developer rectifies all the issues raised prior to legal completion.

Some key points to keep in mind:

  • It is important to remember that a developer may attempt to resolve any issues you have highlighted with a new build home in the 10 to 14 day period after you have completed and moved into your new home. If, however, you find issues are not resolved after that time, you will most likely be passed on to their Customer Care (or equivalent) department.
  • At this stage, you (usually) have a two-year period with the developer to resolve any defects or issues. Typically we find it becomes more and more difficult to get a satisfactory result the longer the process goes on.
  • All new homes should be covered by a warranty. This is usually through the National House Building Council (NHBC) but there are also other providers that lenders accept. The purpose of this warranty is to protect the homeowner from any damage or defect in the property, usually for a period of ten years.

In summary, as the timeline progresses it becomes increasingly more difficult to correct defects and meet your expectations.
